Our pre-construction services are tailored to each particular project. Our goal is to meet and exceed the needs of the client in terms of providing cost estimating, schedule projection and value engineering. Pre-construction services include: reviewing designs; exploring alternate materials and methods; cost estimating; cost management; permitting; scheduling; sequencing; value engineering; preparing bid-packages; hosting a pre-bid conference; receiving bids; and evaluating bids.


Prior to commencing work on site, O'Brien Constructors coordinates with each subcontractor, to ensure that they are committed to the project schedule and to secure their cooperation for the duration of the project. Throughout the construction phase, the client, architect and subcontractors will have opportunity to express concerns, and be updated as to the schedule and progress at the weekly job meetings. Minutes of each meeting, along with the updated 4-week rolling schedule, are distributed to all via email or fax. All installed work is tracked on the as-built drawings kept on site and updated by the trades as the work is completed. Construction services include: coordinating and managing construction services team; hosting a pre-construction conference; administering the contract; material and labor; conducting weekly progress meetings; creating 4-week rolling schedules; processing change proposals and time requests; conducting on-site compliance reviews; coordinating independent testing and inspections; and analyzing claims.


After certification of substantial completion of the project, O'Brien Constructors will expedite the project close-out, aggressively going after any outstanding items and securing the appropriate operation and maintenance documentation and warranties. Once the warranty period commences, we will only be a phone call or an email away. Included in the operation and maintenance manuals will be a complete project directory with contact information for each subcontractor as well as the direct contact at O'Brien Constructors for any warranty items. At the 11-month mark — once warranty period begins — we will contact the owner to find out if there are any items that need to be addressed as a warranty item. Post-construction services include: expediting final completion; coordinating occupancy of completed facilities; and processing contract close-out documentation.
